	This house is a 5-bedroom mid terrace property located just north of Brockwell Park in Brixton. The house has a typical layout and features of the Victorian period.

	The property is built of yellow London stock brick with red brick details and slate tiled roof to the front elevation, and yellow London stock brick to the rear.

	The owners are a family of four who has been living in the area but were in need of a more spacious home with external space. This scheme continues the research started on previous projects on how to overcome the issues posed by the typical Victorian house layout. 
	The owners required to change the existing plan to improve the use of the kitchen, add a play room and create additional storage space.

	A typical Victorian terrace outrigger allows for 1-2 amenities within, usually a full kitchen plus a small dining if the space allows. With a side-return extension, the rear of the house becomes full width of the property lot, and allows for 2-3 living spaces within, typically a full kitchen, full dining room, and seating area.
	The new layout is arranged around the playroom which, located in the centre of the ground floor, is accessed from the entrance hallway and connects front and rear of the house. Bespoke full height timber doors can be folded flat to provide physical and visual continuity of space. The kitchen is arranged along one of the side walls to provide a seamless flow and continuous views front to back.&#38;nbsp;

	The former kitchen room is extended to utilise the garden side return. This creates a wider room that is used as well for dining. The living room is kept at the front room. A new utility cupboard and a service toilet are created along the hallway.
	A new large glazed door is proposed to the rear outrigger, with a slim fixed panel that separates the existing host building from the new extension, emphasizing a clear hierarchy between the two. The roof of the proposed side return is glazed to gain natural light into the kitchen/dining. The rear wall of the side return extension has a straight parapet, in keeping with the horizontality of the rear elevation

	Neutral finishes are used throughout to blend with the existing front room. Under floor heating is installed for the whole ground floor. New timber floor is installed in the living room and playroom, whereas large format ceramic tiles are installed in the kitchen/dining.
	Similar tiles are used externally in the rear garden to blend internal and external space. Bespoke birch ply joinery cupboards and a seating bench are arranged along the side wall opposite to the kitchen.Orange walls, blue tiles, brass tapware and brass accents are used to bring warmth to the WC.

	This project is located in a row of red brick flatted buildings built in the 1950s along a rail line in Streatham.

The clients are a couple who purchased the freehold of the property to be able to build into the existing roof loft. They were initially unsure if to extend their first floor flat or if to create a separate new unit to occasionally host friends and family. We were asked to study several options to explore a range of possibilities on how to develop the scheme.

	A lengthy discussion was carried on with the Council as part of the planning process.

	The proposed layout follows the stepping of the existing building. All main rooms are aligned along the south side, where two new dormers were proposed.

One wider dormer was proposed to the southwest to accommodate two bedrooms. One narrower dormer was proposed to the southeast to house the living room. This is set back to create a south facing terrace.

A new stair, the bathroom and the kitchen are aligned along the front of the building. A set of eight Velux windows sitting in line with the slope of the roof were proposed to the north side, providing plenty of indirect light. 

	A generous existing roof height in excess of 4 meters allowed for a high ceiling along the entrance hallway and living room.
The dormers are clad in graphite grey zinc panels. The aluminium window frames are finished in black externally and white internally.
A mid-tone herringbone timber floor is laid throughout.

	The house is located in the Leigham Court conservation area, next to Streatham Hill station.

The Leigham Court estate was constructed by the Artisans’ Labourers’ and General Dwellings Company from 1889 to 1928 as maisonettes, flats and houses and also shops and a church as an early model estate built to house a social mix of small business people, office workers, artisans and other working people.
	The building is of late Victorian construction formed of red fairfaced brickwork with ornate feature terracotta cornices and banding, arched doorway and corbelling details to the gabled and bay fronted street façade. The style is typical of the surrounding streets, which are in a grid street plan.
The 4-bedroom mid terrace property is built of red faced bricks and slate roof tiles to the front elevation and yellow London stock brick to the rear. The house dates from circa 1890.

	The owners are a family of three who, as main requirement, asked to rearrange and extend the ground floor to improve the use of the kitchen and create additional service and storage space. This is a typical issue of the Victorian houses, where the location of the kitchen and its reduced size poses a limit to the use of the space.
	The proposed works increase the size of the kitchen to create a more comfortable relationship between the internal spaces and utilise the side alleyway which is under used as external space. A new utility room with a service toilet is created in the centre of the floorplate, where the least daylight arrives.

	The new single storey infill extension sets back from the original rear wall of the house. The extension is to be finished in yellow brick to match the existing brickwork, with a window surrounded by stepped brickwork to pay homage to the existing brick detailing of the house.
	A new large glazed door is proposed to the rear outrigger, to emphasize a clear hierarchy between the existing host building and the new extension. The roof of the proposed side return is glazed to maximise natural light into the kitchen/dining. The rear wall of the side return extension has a straight parapet, in keeping with the horizontality of the rear elevation and in contrast with the glazed sloped roof.

	This first floor two bedroom flat is located in an industrial building off Shoreditch High Street.
After buying the property, the owners approached us to work on a complete revamp of the flat, from the layout to finishes and services. 
Being single aspect, the flat lacked of a great amount of natural light. This was not helped by the dark tones of the&#38;nbsp;exposed blockwork and exposed concrete soffitt raw finishes. This resulted in a gloomy atmosphere.Ultimatley all services had been kept exposed&#38;nbsp;throughout the property, which contributed to a sense of messiness.

	The proposal seeks to maximise the ingress of natural light and open up the floorplan as much as possible. The aim was to create a more generous space throughout and achieve a flexible layout.&#38;nbsp;
The two bedrooms are merged into one master bedroom with an ensuite and an extensive open wardrobe. A free standing bath is located between the two. 

The kitchen/living/dining is kept in the orignal location, but a new kitchen is arranged along the back wall with a new centre piece island. A new opening with large crittal doors is formed between the living room and the master bedroom, to open up the space along the east facing external wall and create long views acroos the lenght of the flat.

	This property is located in a row of Victorian terraced houses north of Clapham Common. We were approached by the client right after he bought it to help with a complete refurbishment. 

The existing ground floor had been re-arranged in a layout that is very often used when converting a Victorian houses. The master bedroom is facing the front road, the second bedroom is facing the side garden and the living room and kitchen are facing the rear garden.

	The property had previously been enlarged with a rear extension and a conservatory-like side extension made of UPVC and polycarbonate.

	The owner’s initial concerns were that the living room and kitchen felt disconnected, the living room wasn’t receiving much natural light, the side extension had poor thermal and acoustic performance.
	Our initial efforts sought to improve the relationship between living room and kitchen, to increase natural light into the space and to improve outlooks to the garden.

	Several different layouts were explored and the preference was to place the kitchen in the main space to use the rear extension as a dining/working room. To improve the relationship between the two we proposed to open up the structural wall between the main body of the house and the rear. We also proposed to reshape the main bathroom to enlarge the living room and improve the access from the entrance hallway. All window openings were increased to full height and windows replaced with slim line aluminium frames with double glazed units, including the skylight to the side, to maximise daylight.

	The wall to the side return was clad with white-washed ply slats. The result creates a play of light and shadow with the sunlight through the skylight. Birch ply was chosen for its light tone.
	The same material was used for the joinery shelves and banquette seat around the new picture frame window looking over the rear garden.

	Timber floor planks are laid throughout to create a sense of continuity between all rooms. The kitchen is finished in matt black with light grey speckled terrazzo tiles as splashback.
	The main bathroom is finished with grey marble tiles in chevron pattern with black tapware. The en-suite bathroom is finished with white marble terrazzo tiles in herringbone pattern with black tapware.

	This first floor one bedroom flat is located in a row of Victorian terraced houses south of Finsbury Park. 
The new owner approached us at the time of buying the property, which hadn’t been modernised in years. The existing layout had a kitchen/dining divided from the living room and dated burgundy carpet throughout.
	The owner, having been through a long search for a property in need of refurbishment, liked its tall ceilings and wide windows. It appeared clear that the flat had the potential for a modern compact open plan arrangement.

	The existing layout was amended by removing the partition separating the existing kitchen/dining from the sitting room, creating one generous kitchen/living/dining space.

This main space enjoys views out through two south facing sash windows looking into the canopies of the tress aligned along the road.

The kitchen is light grey to maximise the brightness of the space and complemented with black ironmongery/tapware and a white tiled splash. A mid-tone herringbone timber floor is laid throughout.
	The shower room was reduced in size to give more space to the main room. The shower walls are finished with white rectangular ceramic tiles arranged in a stacked pattern to emphasize the vertical lines. The remaining walls are tiled half way and painted in deep green above the tiles line. The floor is finished with black and white patterned tiles.

	This first floor flat in Brixton is set within a quirky 1980s three story block of flats. The building is characterised by contrasting white render and black window frames, with a nod to a post-modernist interpretation for Bauhaus and the De Stijl movement. Each flat has a private internal stair leading from the external access up to the living space.

	Arranged along two converging lines, the layout opens up south where living room and kitchen are located. A full refurbishment of the apartment was required, including new kitchen, new bathroom, new flooring throughout, new fittings and movable furniture. 

A partition dividing kitchen and living room was removed to provide a more open environment that would benefit from windows facing both south-east and south-west.&#38;nbsp;
	The new kitchen is arranged in a U shape layout to maximise the use of available space within the existing room. The kitchen units are clad in white-washed birch ply cabinet doors and the splash is clad in light mint green squared tiles and terracotta red grout. The colours and finishes were chosen to compliment the style of the building and simultaneously achieve a brighter environment. The same mint green is used for the kitchen counter, whereas the floor is finished in darker tone green hexagonal tiles.

	The Bathroom is finished in white and grey rectangular metro tiles in a vertical stacked pattern with a clear continuous horizontal split between the two colours. Black tapware and accessories stand out in contrast with the colours of the walls.
  
	Additional storage space was created to complement the existing storage already at capacity. A built-in wardrobe with sliding panels was added in the bedroom and shelves to store shoes were created on top of the existing stair treads. 
Strong yellow and pink colours were chosen for the entrance and stairs, whereas a softer pink was chosen for the bedroom.

	BBC stands for bottle boot &#38;amp; cigar. The owner’s idea was to create a space that could be his office, a bar, a shop, a shoeshine and a cocktail mixing class room.&#38;nbsp;The size of the space is 28sqm.  
	The program sounded challenging and exciting since the beginning. The limited area required the design to be flexible and minimal. Firstly, we designed a layout that can change according to different occasions.

	The front door opens up completely during the warm season so to extend the bar to the outdoor steps, the space can be a single wider bar or two divided rooms through the sliding door, the rolling table can be moved to have a bigger area in the back room, the hanging lights can line up in different ways on the track lamp.

Secondly we tried to use each component for multiple purposes. The entrance door is a shop window and the logo itself, the pivot door is a shop shelve with secret compartments, the bar has a secret storage pocket.

	Thirdly we decided to use steel as main material, so that the furniture would appear like minimal lines and its thickness wouldn’t affect the reduced space available.

	The Parlour is an hidden bar located in the Sanlitun area of Beijing. The client idea was to create a 1920 speakeasy like environment, where the low lights and old furniture would create an intimate and cosy atmosphere.

	The ground floor is an open space divided only by the entrance room, where a series of different reclaimed doors and screens disori­ent who walks in the foyer. The bar area with its 10m long one-piece wooden counter is the first visual focus as you enter the space. Up to fifteen people can sit along the bar and always looks busy.&#38;nbsp;
	The rough look of the bricks and concrete walls, as well as the dark wood floor, disappear as a background in the dim of the lights, leaving the scene to the shining bottles and the shadows movement.

	The upstairs is a 200 sqm floor for members only. Once you walk up the curvy stairs, the double height space is surrounded by mirror glass walls, hiding what’s behind it. A secret pharmacy drawers wall hides the door that opens to the brighter and qui­eter space.
	The floor is divided into rooms and smaller cor­ners where people can chat in private. The cigar room box and the bar are placed in the centre of the space, creating a sur­rounding buffer for the circulation and tables. The cigar room is enclosed by a 600 mm thick wall made of bottle lockers and which hides the structural concrete col­umns. The wall pattern is given by the combination of transparent glass locker boxes, open boxes, rice paper light boxes and solid wood boxes.
